Building new on the lake
A lake house is a site-specific building. The plan should come from the lot, not from a catalog.
The lot
Start with the site, then draw
On a sloping shoreline lot, the order of operations decides the outcome. A view study establishes where the water actually shows from each floor. Septic evaluation sets the permitted bedroom count. Setbacks and the shoreline zone define the buildable envelope. Only then does a floor plan make sense.
Builders who work this lake regularly — Peters Custom Homes among them — begin here, because a plan that ignores grade produces either an unusable basement or a stair climb nobody wants.
- View study from each proposed floor level
- Septic evaluation and permitted bedroom count
- Setbacks and shoreline zone limits
- Driveway grade and turnaround
- Well or community water availability
- Tree retention for shade and privacy

Design
Decisions that matter more on a lake
Porch depth and orientation matter more here than in a subdivision — a west-facing porch without depth is unusable in July. Mudroom and wet-storage planning matters because everything comes back from the water wet. Guest capacity matters because lake houses host.
Interiors need to tolerate that reality. Emerald & Oak's approach — white oak, stone, linen, durable finishes — exists because a lake house that cannot take wet towels and sand is a lake house nobody relaxes in.
- Deep, oriented porches and screened space
- Wet storage and mudroom sequencing
- Guest bunk and bath capacity
- Durable, washable finishes
- Outdoor kitchen and grill placement
- Dock-side power, water, and lighting
Systems
Wiring the house before the drywall
Long lake-house floor plans and detached outbuildings defeat consumer Wi-Fi routinely. Structured wiring, properly placed access points, weather-rated exterior audio on the porch and dock, lighting and shade control, and a dedicated media room are all vastly cheaper to plan at framing than to retrofit.
Peters Audio Video handles this stage in coordination with the builder, which is the only way it ends up invisible.
