Water-access property in communities with a shared launch or slips trades at a substantial discount while still delivering the lake lifestyle. Off-water acreage serves buyers who want privacy, outbuildings, and land rather than frontage.
Because the shoreline was never fully built out and a large peninsula is permanently protected as state park, the supply of genuine waterfront here is structurally limited. That is the single most important fact about this market.

Value drivers
What actually sets price on this lake
Water depth at the dock, cove versus main-channel exposure, view length, and the direction the lot faces do more to price than finish level. A beautifully renovated house on marginal water will sit; a dated house on deep, protected water with a long view will not.
Secondary factors matter too: septic capacity and permitted bedroom count, road maintenance responsibility, whether the dock is permitted and in good standing, and how much of the lot is actually usable given the slope down to the water.

Timing
How the year moves here
Activity follows the water. Interest builds through spring, peaks in early summer, and thins in late fall — which means well-prepared listings that come to market in March and April meet the strongest demand. Buyers who are willing to shop in November often find the least competition of the year.
Because the market is small, a single comparable sale can move perception of an entire cove. Local pricing judgment matters more than a regional average.
